There are many important services a property management company must perform in order to effectively manage commercial property. Our services begin with properly preparing your property for lease prior to procuring a qualified tenant, and end with conducting a thorough exit inspection once your tenant has vacated. The list below is a brief description of the services provided before, during, and after your tenant has taken possession of your property.
Preparing the Property:
Our maintenance manager will inspect your property in order to note any potential safety hazards or potential future problems that affect the integrity of your property (i.e. faulty electrical, plumbing, fixtures, carpets, etc). In the event that a tenant has been selected and they need additional work to be done, a detailed report will be given to you for your review. Millennium will coordinate any additional work done per your request.
Property Analysis:
Millennium will conduct a comprehensive market analysis prior to marketing your property in order to obtain the maximum rental amount with the least amount of days vacant.
Qualifying Prospective Tenants:
Our thorough screening process which includes detailed credit reports, rental history with current and previous landlords, employment history and income verification will assure you that we have selected the most qualified tenant for your property.
Preparing a Lease:
Millennium will interface a lease agreement with your attorney to develop a lease that suites your property and needs.
Monthly Statements:
Rent will be collected on the first of each month. All bills associated with your property will be paid by us when they become due each month. A computerized monthly statement describing all activities for each month will be sent to you along with monies owed to you after expenses.
Exit Inspections:
Once your tenant has vacated your property, a detailed exit inspection will be preformed. Condition of your property will be documented and any damages due to tenant negligence will be noted and charged to them directly. All appropriate charges will be assessed and any remaining amounts owed will be reported or pursued. When we determine the condition of the property, all rent is paid in full, and there are no additional charges due, we will properly deliver your tenant's security deposit.
